A Case Study on Puerto Rico's First Community Land Trust

The Fideicomiso de la Tierra del Caño Martín Peña is a community land trust located in northern San Juan along the Martín Peña Channel. The Caño CLT was created in 2004 after years of community organizing in order to protect the area’s residents, many of whom live in self-built dwellings along or near the channel and previously did not hold titles to their land or property, against gentrification and displacement. The resident’s battle for their community in Caño Martín Peña is exemplary of struggles faced by many living in low-income neighborhoods domestically and internationally. As such, our project aims to illuminate and celebrate their substantial efforts in order to promote CLTs as a potential response and liberatory practice in regard to housing displacement on a global scale, while also examining the real limitations and tensions inherent in such a model within the context of our current economic and political systems.
